In 2026, buyers looking at communities surrounding Dr. Beach’s top-ranked destinations could find median asking prices ranging from about $500,000 to more than $3 million. Realtor.com examined these markets and found that location matters just as much as the beach itself.
Beachwalker Park, Kiawah Island, South Carolina — $2.96 Million (81 Listings)

Buying near Beachwalker Park means buying into the broader Kiawah Island market, where limited inventory helps keep prices high. Private communities, resort properties, golf homes, and protected stretches of shoreline leave little room for new development or frequent turnover. As Kiawah’s main public beach access point, Beachwalker Park sits within one of the most expensive coastal real estate markets in the Southeast.
Main Beach, East Hampton, New York — $2.8 Million (213 Listings)

Properties around Main Beach come with East Hampton price tags. The area is known for its historic homes, large estates, seasonal residences, and investment properties. Demand remains strong, driven in part by New York City residents looking for second homes or summer rentals. Location carries enormous value here. Even houses that need substantial renovation can list for high prices if they are close to Main Beach or East Hampton Village.

Listings near the beach can be scarce, and buyers may need to look farther inland for more options.

The surrounding Panama City area includes condos, investment properties, older homes, and neighborhoods set back from the shoreline. There are more entry-level options here than in Hawaii, the Hamptons, Kiawah Island, or Cape Cod. The trade-offs require close review, though. Flood zones, insurance costs, storm exposure, rental rules, building age, and distance from the beach can all affect the real cost of ownership.
